It seems reasonable to want your bathroom to be soothing, rejuvenating, and practical. Bathroom remodeling is a wonderful way to add value to your home and pleasure to your hectic life.

Bathroom Design

The design of your new bathroom is where you should start your planning. Sometimes it is a great idea to hire a bathroom designer to help you optimize your limited space.

Once you have successfully decided on your new bathroom design, the challenging decisions arise, selecting color schemes, vanities, cabinets, counters, single or double bathroom sinks, bath tubs and every other element that helps set the tone of your bathroom. The bathroom tile may be one of your most difficult decisions solely due to the vast amount of styles, colors, and sizes to choose from.

Bathtubs and Showers

Choosing a new bath tub is one of the more exciting remodeling decisions. This is your chance to get rid of that old, uncomfortable rectangle tub and upgrade to something rejuvenating, something massaging, something more like a whirlpool tub or a soft bathtub. Maybe you simply wish to improve the look and feel of your old tub by covering it with a new shell.

Larger tiles are becoming more and more popular; however, they require the underlayment to be very level. Mosaic tiles, one inch tiles, are another break through in bathroom designs. Mosaics come in countless colors and allow you to create your own custom floor design.

Bathroom decorating doesn't have to expensive, time consuming, or difficult. Consider the following easy and creative ideas below to get you started on your bathroom decorating project.

Bathrooms tend to be the smallest rooms in most houses. Decorating with only a couple of choice items may be all that you really need for the space. Choose sleek and stylish fixtures, clean lines, a simple shower curtain, and small framed mirrors to make an inviting room in a small place. To create a more romantic look in a bathroom, use lots of textures in rich colors. Spend a little extra money on some fabric that you can make a shower curtain and window curtains. Then, add some thick and fluffy towels, robes, and a few vases with live flowers or a potted lavender plant. For a simple country feel in your bathroom, decorate in dusty blues or neutral colors. Add a cafe style curtain or valance in a gingham print for your shower in addition to a few inexpensive pieces of framed art on the walls. Framing paper doilies with wallpaper scraps can add charming country touch to your bathroom as well.

If you read any of the latest hot trends about bathrooms, you quickly discover that the cost to remodel with all the upscale items quickly becomes a large sum of money. Many people figure they can recoup this investment when they resell their home in the future. Many real estate agents will tell you this is a good investment, and that doing so increases value. This is, of course, true. But when do you reach a point where throwing more money at a bathroom remodel no longer increases your home value? Careful analysis should be made on any project of this kind to save you grief down the road. Here, we will discuss the cost of a bathroom remodel versus your return on investment, with number figures whenever possible. We will also look at good advice for anyone considering a bathroom remodel.

First things first. You must decide whether you wish to simply renovate or want a knock-out-walls, put-in-custom-plumbing type of remodel. A typical bathroom upgrade would mean removing and reinstalling updated fixtures in a typical 5 X 7 foot bathroom. A new vanity would be installed, using pre-manufactured assemblies. New flooring would be installed, and the room would be painted. The install would use existing plumbing. Walls and ceiling would not be updated. It does not include any removal or replacement of walls. According to Upscale Remodeling Experts, plan to pay around $10,000 for this.

A complete bathroom remodel is of course much more expensive. It would include the above, plus things such as new lighting and an exhaust fan. The contractor would install new tile flooring and paint. An exhaust fan would be installed, along with a new vanity light and mirror. Existing plumbing would be utilized. This will cost you about $15,000 and up.

If you go for a complete makeover, you are talking serious dollars. Plan on the contractor to do everything as listed above, plus better amenities. They might install a new shower enclosure, or install ceramic tile around the bathtub/shower area. New plumbing and electrical would be installed to code. In a plan such as this, the contractor should deal with you on certain items you may want.

Return on investment is hard to figure in a bathroom remodel. Many real estate agents recommend it, and studies show that bathroom and kitchen upgrades increases the value of the home. Research shows that your return on investment will be about 86%. In other words, if you drop $10K on a remodel, you would get back about $8,600.00. It is up to the individual to determine whether this investment is worth it when deciding to sell their home. There are times, of course, when you have no other choice but to do an upgrade, especially in an older home. It is best to consider other homes in your area, your asking price when you might decide to sell, and how much you might make on the home. For the average home owner, this is a tough decision.

The prices we are talking about here do not take into consideration that the contractor might run into problems when doing the remodel. A bathroom that has not been upgraded in 25 years is certain to have problems with wiring and plumbing. You run the possibility of finding black mold when redoing plumbing behind walls, or when taking out old carpeting in your bathroom.

Another consideration is who might buy your home. Research shows a couple with children wants a bathroom with a tub, while older people with minor disabilities wish to have a shower in their bathroom.

It is of course hard to foresee who might buy your home, but again consider your neighborhood. Unless you live in the middle of a retirement community, the choice you make on remodel can seriously affect both the price of your resale or a buyer willing to buy your home as is.
